Unless explicitly stated otherwise in a given listing, Cash My Property LLC (CMP) acts solely as a platform facilitating the interaction, communication, and potential transaction between seller agents and buyer agents in relation to properties.
CMP does not act as a buyer, seller, owner, or principal in any property transaction, and title, ownership, and transfer of the property shall be executed directly between the relevant parties in accordance with applicable laws and regulations. CMP is not a party to any such transaction.
CMP’s role is limited to providing access to the Application and facilitating connections between users, and nothing herein shall be construed as creating any agency, brokerage, partnership, joint venture, or fiduciary relationship, whether disclosed or undisclosed, unless expressly stated otherwise.
In the event that CMP is directly involved in a transaction in any capacity, including as a seller or representative, such involvement shall be clearly disclosed within the relevant listing or transaction details.
§3. Description of Service
The Application operated by Cash My Property LLC (CMP) is a real estate platform designed to facilitate the listing, marketing, and potential transaction of properties by connecting seller agents and buyer agents, as well as other real estate professionals and users.
1. Property Listings Platform
The Application functions as a property listing and deal facilitation platform where users may view, submit, and access property opportunities. Listings may include residential, commercial, off-market, or investment properties. Not all properties listed on the Application are guaranteed to be available for immediate sale, and certain listings may be subject to further confirmation by the relevant parties.
For each listing, the identity of the seller and/or representing agent may be disclosed where applicable. Unless explicitly stated otherwise, CMP does not act as the seller, buyer, owner, or principal, and only facilitates connections between third parties who contract directly with each other.
2. Deal Facilitation Services
CMP facilitates communication and interaction between seller agents and buyer agents with the objective of enabling property transactions. CMP may review submitted property details and documentation for the purpose of approving listings on the Application. However, CMP is not a party to any sale, purchase, or transfer agreement, and all transactions are concluded directly between the relevant parties.
3. Commission and Fees
By using the Application and participating in any transaction facilitated through CMP, users agree to the following commission structure:
a. Seller Side: The seller agrees to pay 10% of the difference between the seller’s asking price and the final accepted sale price (highest bid or negotiated price). This 10% commission shall be divided equally between Cash My Property L.L.C (“CMP”) and the Seller’s Agent, with each party receiving 5%.
Example: If the asking price is AED 1,000,000 and the final sale price is AED 1,200,000, the difference is AED 200,000, and the seller shall pay 10% of AED 200,000 (i.e., AED 20,000) as commission.
b. Buyer Side: The buyer agrees to pay 2% of the final agreed purchase price as commission. This amount shall be payable at the time of property transfer (typically via manager’s cheque or as otherwise agreed). The full 2% commission shall be allocated to the Buyer’s Agent.
All commissions are deemed earned upon successful agreement between the parties and shall be payable in accordance with the agreed transaction process. CMP reserves the right to enforce its commission entitlement through legal means if required.
4. Pricing and Transaction Terms
CMP does not control or determine the pricing, terms, or conditions of any property listed on the Application. Such terms are determined solely by the seller, seller agent, buyer, or buyer agent. CMP acts only as a neutral platform provider and has no control over the commercial terms agreed between the parties.
5. User Responsibility and Third-Party Content
The Application contains information, listings, and materials provided by third parties, including agents, owners, and developers. CMP does not guarantee the accuracy, completeness, legality, or reliability of such information. CMP does not verify the identity, background, qualifications, or authority of users or parties involved in any transaction. Users acknowledge and agree that they are solely responsible for conducting their own due diligence and for verifying all information before entering into any transaction.
6. No Agency or Brokerage Relationship
Nothing in the Application or these Terms shall be construed as creating any agency, brokerage, partnership, joint venture, or fiduciary relationship between CMP and any user, unless explicitly stated otherwise. CMP acts solely as a technology platform and facilitator.
7. Platform Access and Features
The Application may include features such as property submissions, deal sharing, agent-to- agent communication, and other tools designed to support real estate transactions. CMP reserves the right to modify, add, or remove any features or services at its sole discretion.
§4. Property Valuation
Property valuations displayed or referenced on the Application are based on the information and pricing provided by the seller agent, including but not limited to details submitted under an exclusive listing agreement (Form A / Contract A). Such valuations do not constitute an offer by Cash My Property LLC (CMP) to purchase the property or guarantee a sale at any stated price. CMP operates with the objective of facilitating transactions at competitive and below-market opportunities, and therefore expects properties listed on the Application to be priced in line with this approach. In the event that a property is submitted with a valuation or asking price that is deemed above or inconsistent with prevailing market conditions, CMP reserves the right to place the listing under “Pending Approval” status. In such cases, the submitting agent will be notified and may be required to reassess the property value and provide a revised Contract A (Form A) duly signed by the seller reflecting the updated price. CMP does not independently determine or guarantee the valuation of any property and shall not be responsible for any variation between the listed price, market value, or final agreed transaction price. All pricing remains subject to negotiation and agreement between the relevant parties.
§5. Property Transaction Facilitation Services
In cases where a property is not listed for open interaction on the Application and is instead submitted as a direct opportunity, Cash My Property LLC (CMP) may facilitate the presentation of an offer from a buyer agent or registered user for a specified price based on the details and documents provided by the seller or seller agent.
In all transactions where Cash My Property LLC (CMP) is not the selling party, CMP acts solely as a neutral platform provider and facilitator. The sale, transfer of ownership, and registration of the property shall be conducted directly between the seller and the buyer (or their respective agents) in accordance with applicable laws and regulations.
The identity of the seller may be disclosed to the buyer, and relevant information and details may be shared upon acceptance of an offer by the seller, where necessary to facilitate communication, due diligence, and completion of the transaction.
Such information sharing may occur in situations including, but not limited to:
By using the Application, users (including sellers, buyers, and agents) acknowledge and consent to such disclosures where reasonably necessary to support transparency, due diligence, and completion of the transaction. Cash My Property LLC (CMP) does not act as an undisclosed agent, principal, or contracting party in any such transactions unless explicitly stated otherwise.
§6. Assumptions and Basis of Property Listing
All property listings and offers on the Application are based on the information, documents, and representations provided by the seller and/or seller agent.
By submitting a property, the seller and/or agent represents and warrants that, to the best of their knowledge:

Cash My Property LLC (CMP) reserves the right, at its sole discretion, to decline, withhold, or withdraw any listing, offer, or approval at any time without providing a reason.
§7. Documentation, Access, and User Obligations
Upon entering into any agreement or transaction facilitated through the Application, the seller, buyer, and/or their respective agents are required to provide all relevant property-related documents and information, including but not limited to title deeds, identification documents, signed agreements (such as Form A / Contract A), and any applicable approvals or NOCs.

All parties agree to act in good faith and to provide accurate, complete, and timely information throughout the transaction process. Any delay, failure to cooperate, or provision of false or misleading information may result in cancellation of the transaction and potential liability.
Cash My Property LLC (CMP) does not handle or take possession of any property, funds, or original documents and shall not be responsible for safekeeping or transfer of the same. All parties remain solely responsible for their respective obligations, documentation, and compliance with applicable laws.
CMP may provide registered users, including agents, with access to the Application and its features, including property submissions, deal participation, and communication tools. Users are solely responsible for maintaining the confidentiality of their login credentials and must not share access with any third party. Any activity conducted under a user’s account shall be deemed the responsibility of that user.
Users submitting property listings or participating in transactions must ensure that they have obtained all necessary consents and authorizations to share any personal data, property information, or documentation through the Application.
By submitting such information, users confirm that they are authorized to do so and that such use complies with applicable data protection laws and CMP’s Privacy Policy.

This class action waiver is an essential element of this arbitration agreement and shall survive even if any other part of this arbitration agreement is found unenforceable; however, if the class action waiver is found unenforceable, the entire arbitration agreement shall be deemed void, except that the jury trial waiver shall remain fully valid and enforceable.
You and CMP expressly and knowingly waive any right to a trial by jury. In the event that arbitration is found to be unenforceable or does not apply for any reason, any dispute between the parties shall be resolved by a court of competent jurisdiction sitting without a jury.
The arbitrator shall have the authority to award any relief that a court of competent jurisdiction could award, subject always to the limitations of liability set forth in these Terms, including the disclaimer and limitation of liability provisions. However, the arbitrator shall not have authority to grant any declaratory or injunctive relief extending beyond the individual dispute between you and CMP. The arbitrator may award costs and legal fees to the prevailing party where permitted by applicable law.
This arbitration agreement shall survive termination or expiry of these Terms and your use of the CMP platform.
